What Loans Are Available?

The right loan for you depends on where you want to build, how much downpayment you want to use, and how large or small you want your monthly payments.  Here are a few scenarios.

Building on land you already own

You will need a "construction to perm" loan.  You can get a conventional, FHA, or USDA loan.

Building on land you need to buy

A Land/Build package loan is right for you.  The bank will finance the vacant land and pay the builder as we hit certain goals during construction. 

Building your first home

Use USDA or FHA so you don't have to come up with a lot of cash for closing.  USDA can do 100% financing and FHA does 3.5% financing.  A 30 year fixed interest rate loan will give you a lower payment and peace of mind from knowing that your payment will not change over the years.

Building your retirement home

You probably want to pay as little in interest as possible.  Ask about 15 year loans so you can pay off your house quickly and get lower interest rates.
