How much will a new home cost?

 

A basic brand new home in Hidden Oaks Phase 2 can cost as little as $143,000.

That price includes the lot, a 3 bedroom and 2 bath home based on the Loftwood Floorplan with our standard features, like custom wood cabinets. It even includes the well & septic for your home!

Do you have your own land?

We can build on your property.  You can save $18,000 - $25,000 if you already have your own land. 

Monthly Payments

It depends on what kind of loan you get, your credit score, and how much you borrow from the bank... but to give you an idea of what it costs to live in one of our houses we'll make some guesses.

For a 30 year fixed interest rate USDA loan:

You can expect to be making a total payment of about $977/month.

This is because you need to pay $751.55 toward the actual loan, plus $83.33 for real estate taxes and $83.33 toward insurance. 

 
USDA offers 100% financing so let's say you are borrowing the full house price - $140,000.00 for 30 years with an interest rate of 5.000%. If the value of your home is $140,000.00, your property taxes $1,000.00 per year and your insurance is $1,000.00 per year,

 

For a 30 year fixed interest rate FHA loan:

You can expect to be making a total payment of $990/month.

This is because you need to pay $766.52 toward the actual loan, plus $83.33 for real estate taxes and $83.33 toward insurance.

Here is the breakdown:
FHA offers financing with only 3.5% down so let's say you are borrowing $135,000.00 for 30 years with an interest rate of 5.500%. If the value of your home is $140,000.00, your property taxes $1,000.00 per year and your insurance is $1,000.00 per year,
